    Visionnaire, Longevity Suite, Luca Dini Pioneer Longevity Living

    MILAN — Longevity is the latest buzzword to emerge as a hard-to-reach luxury. In-home air filtration system, light, sound, thermal regulation and on-site health clinics can extend one’s life by five to 14 years, studies show, but so far it’s only for the ultra rich.

    In January, Visionnaire, the Italian design and bespoke interior architecture firm run by the Cavalli family, unveiled its collaboration with The Longevity Suite, a biohacking and antiaging city clinic network.

    On Friday, they unveiled the first chapter of an expanded coastal version of this vision with Florentine firm Luca Dini Design & Architecture.

    The Vision

    Dini’s collaboration is the first major step in turning The Longevity Suite’s clinical ethos into residential design, using architecture as a wellness system that combines space, materials, technology and biohacking. The concept includes dynamic, high-performance building systems such as movable glass brise-soleil, transparent photovoltaic facades and energy-generating glass elements that regulate light, heat and sustainability. The systems also include air and water purification systems and immersive Dolby Atmos audio systems supporting acoustic comfort and relaxation, and low-emission finishing materials and furnishings.

    The underground level houses the Longevity Spa, extending more than 14,000 square feet and designed as a flexible environment capable of combining traditional treatments with advanced protocols dedicated to extending one’s life.

    “We wanted the building to evoke the continuous movement of water. Glass is not merely a surface, but an interpreter of transparency and reflectivity that mimics the movement of fluids, transforming light into a fluid and regenerative sensory experience,” Dini said. His studio was also tapped to spearhead the masterplan and the complete design of the Sindalah Island, Saudi Arabia project.

    Since revealing the initial collaboration in January, The Longevity Suite and Visionnaire are poised to offer hospitality solutions: Longevity Residence Buildings — urban models combining Longevity-Ready apartments, shared wellness areas and a The Longevity Suite clinic; Longevity Compounds, envisioned as integrated residential ecosystems; Longevity Resorts & Hotels, dedicated to an immersive and continuous well-being experience, and Private Villas and Longevity-Ready Homes.

    While a branded residence boom is underway worldwide, those built under the banner of luxury names in fashion, the design and automotive industries can’t compare with the Visionnaire x Longevity Suites concept, contended Luigi Caterino, founder and chief executive officer of The Longevity Suite.

    “This is the true innovation of the project we’re doing with Visionnaire. There’s wellness real estate on the market today, but today’s wellness real estate is a beautiful building with a nice spa and, if you’re lucky, maybe a nice clinic. This is not that, because it’s all about where you live, where you sleep, how you wash, what you breathe every single day,” Caterino said.

    A Personal Mission

    The idea goes deeper than trends. Another main driver of the project is Leopoldo Cavalli’s own struggle with anxiety and mental health. Ten years ago, he said he was in the emergency room for elevated heartbeat of more than 200 beats a minute. He found relief from sound therapy and later found the Longevity Suite’s roster of treatments that range from biohacking to vitamin injections, he told the crowd at a press conference at the Visionnaire headquarters in Milan.

    Longevity doesn’t come cheap. Cavalli said the upmarket price tag could be up to 50 percent more for private villas and 20 percent for residential tower homes, he told WWD. That would be tacked on to the square footage or meters. In Milan, which has become a playground and hub for the high net worth jet-set, prices run the gamut from 5,000 euros a square meter to up to 40,000 euros a square meter.

    Two Visionnaire x Longevity Suite projects are already underway in Sardinia and Cairo, with around 15 other negotiations ongoing worldwide, including one in Milan to renovate an entire building into “Longevity-Ready” apartments. Cairo’s is a 19,373-square-foot property within the Ever New Cairo compound by Cred Develpoments while the second, Visionnaire on the Rocks, is in Porto Cervo. Visionnaire on the Rocks boasts 10,763 square feet of living space and 32,292 square feet of park space and will go on the market at a price of 25 million euros, with delivery scheduled for the end of 2027.

    Cavalli agreed that every human being has the right to clean fresh air and to brush their teeth with water free of viruses and chemicals. The hope is that projects like these will have a trickle-down effect. “These things start at the very apex. Imagine what can happen if it continues to catch on. That is how you move from Formula One to the Fiat Panda,” he said.

    The Wellness Real Estate Boom

    So far, hospitality chains and establishments that have interwoven wellness from the start are at the forefront of the trend. Branded residences from boutique resort operators such as Soneva; COMO, which specializes in holistic wellness, and Lefay, a luxury wellness resort in northern Italy focused on combining high-end hospitality with environmental sustainability and innovative spa concepts, have all come to the fore in recent years.

    Earlier this month, Global Wellness Institute, the research organization for the global wellness industry, revealed that real estate remains by far the fastest-growing wellness sector. After expanding from $151 billion in 2017 to $876 billion in 2025, it is projected to more than double to $1.8 trillion by 2030. The U.S., China and the U.K. are the three largest national markets, while Italy, Spain and Saudi Arabia saw the biggest annual growth gains from 2019 to 2025, at 50 percent, 46 percent and 34 percent respectively.

    The report analyzed eight important wellness real estate projects across Saudi Arabia and the United Arab Emirates. Saudi Arabia’s market exploded from $200 million in 2017 to $28 billion in 2025, while the UAE’s skyrocketed from $3.3 billion to $14.6 billion. For both countries, wellness real estate now represents more than 12 percent of all construction and the two countries have 555,000-plus wellness-focused residential units in the pipeline.

    Model projects pinpointed by the Global Wellness Institute include Amaala, Triple Bay and the Red Sea Region in Saudi Arabia. The wellness tourism destination spans more than 100 million acres with nine resorts in total and 160 for sale residences.
